GROSS INCOME MULTIPLIER
Rule of thumb for gauging the value of an investment property acquired by dividing the property’s sale price by gross annual rental income. This is used in evaluating commercial real estate including shopping centers and apartment complexes, excluding the cost of factors such as taxes, maintenance, utilities, and vacancies. Also, more detailed techniques commonly used to value such properties are capitalization rate and discounted cash flow method.
