TERMINAL CAPITALIZATION RATE
Rate used to determine the resale value of a property at the end of the given holding period. Expressed as a percentage, it is computed by dividing the expected net operating income by the terminal cap rate. Rates vary depending on predictions and estimates, which changes based on the individual’s perspective that does the computation.
