KICKER
An augmentation or an increase to a debt obligation in order to make it more appealing to potential investors like equity participation. It gives the debt holder possible options to take shares from the issuer. It may or may not be usable.
In real estate, it is a payment required aside from the normal principal and interest. It is an added expense in order to get an approved loan. Examples of kicker in the real estate are an equity stake in receipts of a retail and/or a rental property.
